Bergen County Property Tax Relief Checks Are Rolling Out: What Homeowners Need to Know

Bergen County property tax relief programs 2026

If you’ve been waiting on a break from your property tax bill, this is your week. Bergen County property tax relief includes plenty of homeowners right here in Bergen County. Those who filed for the Senior Freeze before May 1 can expect a check in the coming days. The Treasury Department confirmed that around $220 million in property tax relief went out this week alone, and payments continue to be distributed on a rolling basis as applications are processed.

If you’ve already applied and want to know where your payment stands, you can check the status of your property tax relief application directly through the state’s online tool.

The PAS-1 Combined Application: One Form, Three Programs

Here’s something a lot of homeowners don’t realize: New Jersey now uses a single combined application, called the PAS-1, to cover ANCHOR, Stay NJ, and Senior Freeze all at once. That means you only have to fill out one form, even if you’re not sure which programs you qualify for. Even if you don’t end up eligible for all three, it’s still worth applying through the combined form rather than skipping it because you assume you won’t qualify.

To apply, you’ll need your Social Security number, your address including County/Municipality Code and Block/Lot, a photo ID, income documentation from both 2024 and 2025 (your NJ-1040s, 1099-Rs, and 1099-SSAs), and your total billed property taxes for both years. Having these documents ready before you sit down to apply will save you a lot of back-and-forth. Applying for Bergen property tax relief through the combined PAS-1 form is a lot simpler than juggling three separate applications.

Who Qualifies for the Senior Freeze

The Senior Freeze program specifically targets seniors and residents with qualifying disabilities. To be eligible, you or your spouse must have turned 65 by December 31, 2025, or been receiving eligible federal disability benefits by that date. You also need to have owned and lived in your home since at least December 31, 2022, and remained there through December 31, 2025.

Income limits matter too. Your total annual income can’t have exceeded $168,268 in 2024 or $172,475 in 2025. Mobile home owners who own their home and lease their lot face similar requirements. Vacation homes, rental properties, certain multiunit or commercial buildings, tax-exempt properties, and homes subject to payments in lieu of taxes don’t qualify, according to the New Jersey Division of Taxation. Knowing these Senior Freeze rules is the first step toward securing Bergen property tax relief if you’re 65 or older.

Key Deadlines and Where to Get Help

Even though checks are already going out, there’s still time to apply for 2025 relief. The deadline to file is November 2, 2026, so if you haven’t submitted your PAS-1 yet, don’t assume you’ve missed your window.

If you’d rather have someone walk you through the paperwork in person, the Division of Taxation is holding assistance events across the state through the fall. It’s worth checking whether one is happening near you in Bergen County. Missing the November 2 deadline means missing out on this year’s Bergen property tax relief, so don’t wait until the last minute. The Division of Taxation’s assistance events are a great place to get help with your Bergen property tax relief paperwork in person.

What Bergen Property Tax Relief Means for Local Homeowners

For a lot of longtime Bergen County residents, especially those on fixed incomes, these relief programs can be the difference between staying in the home they raised their family in and deciding it’s finally time to downsize. Adult community inventory across New Jersey has climbed noticeably over the past year, which means more options are opening up for homeowners 65 and older who are ready for a smaller, easier-to-maintain space. For homeowners on the fence about downsizing, Bergen property tax relief can buy valuable time to make the right decision instead of a rushed one.

If relief checks are giving you a little breathing room to think it through rather than rushing a decision, that’s a good thing. And if you’ve been quietly wondering what your Bergen County home is worth in today’s market, whether you’re leaning toward staying or exploring what’s next, Michael Guarriello can walk you through your options with a free, no-pressure home valuation.

Thinking about buying instead? The same relief programs and rising adult community inventory can make this a good window to explore what’s available across Bergen County too.
