Bergen County Housing Market: September 2026 Update

Bergen County housing market September 2026

The Bergen County housing market stayed competitive in September 2026. More homes sold than a year ago, and single-family sellers were still getting above asking price on average. Here’s what the latest numbers from New Jersey REALTORS® show, and what they mean if you’re thinking about buying or selling this fall.

Table of Contents

September 2026 at a Glance: Single-Family Homes

  • Median sales price: $835,000, up 1.2% from $825,000 in September 2025
  • Closed sales: 483, up 6.9%
  • New listings: 669, up 4.7%
  • Days on market until sale: 34, up from 31
  • Percent of list price received: 103.4%, up from 102.4%
  • Inventory of homes for sale: 1,118, up 7.9%
  • Months’ supply of inventory: 2.6, up from 2.4

What the Bergen County Housing Market Numbers Mean

For sellers: Homes are still selling above list price on average, and more of them are closing than last year. But inventory is up, and homes are taking a few more days to sell, so buyers have a little more choice than they did a year ago. Pricing your home right from day one matters more now than it did when anything listed would sell.

For buyers: You have more to choose from than last fall, but the Bergen County housing market is still competitive. A 2.6-month supply of homes is well below the roughly six months usually considered a balanced market, so the best homes still move quickly.

The bigger picture: Through September, the year-to-date median single-family price in the Bergen County housing market was $885,000, up 4.1% from $850,000 over the same period in 2025.

Townhouses and Condos: More Options for Buyers

The condo and townhouse market looked different from single-family homes in September:

  • Median sales price: $527,000, up 5.6% from $499,000
  • Closed sales: 164, down 14.1%
  • Inventory: 667, up 14.2%
  • Months supply: 3.7, up from 3.2
  • Percent of list price received: 99.6%, down from 100.7%
  • Days on market until sale: 42, unchanged

Prices are still rising, but fewer condos sold, inventory grew, and buyers paid just under asking on average. If you’re shopping for a condo or townhouse, you likely have more room to negotiate than single-family buyers do right now.

Adult Communities: A Small but Busy Segment

Adult community sales are a small slice of the Bergen County housing market, so monthly numbers can swing sharply (only 8 sales closed in September).

  • Closed sales through September: 69, up 35.3% from 51
  • New listings through September: 89, up 32.8% from 67
  • Year-to-date median sales price: $505,000, down 15.8% from $600,000
  • If you’re thinking about downsizing, more adult community homes are coming to market and selling this year. Our Downsizing guide walks through what to consider before you make a move.
